These sellers were moving on - their journey in Utah was over; they were ready to sell their home. They called me to help them. After a thorough analysis of the value of their home and offering some suggestions of how to best market their home, they decided to hire me to help them sell their home.
How it went from there:

We worked quickly to get the home prepared and marketing ready to launch. Initially the sellers wanted to list a bit higher than recommended -they opted to choose their own starting price. They did have some flexibility in their timeline to see how the market responded. There was great interest in the home - with all of the great features the home offered - we were not surprised, but received no offers.

We wanted to do staging from the start, but the timing did not work out, so we opted for virtual staging to begin. After many showings and no offers, the sellers agreed to have the staging done. This brought so much warmth to the home, a place where potential buyers could linger and imagine themselves living there.

The sellers got down to the end of their timeline and we dropped the price one last time. Several of the interested buyers that had seen the home were instantly interested again. And nearly immediately, we had several offers in the works, and after some back and forth, the sellers chose the buyer they wanted to work with.

While the sellers chose a different path to sell their home than we recommended, our team agreed to got this route because they had done an appraisal within the last year, had the extra time to work with, and were willing to deal with the days on market risk by listing higher.

As an additional service, our team took care of the property while the sellers were away, coordinated all of the care for the home, and communicated with the sellers regularly on the condition and progress of the sale. They enjoyed this concierge service especially with them living out of the area.
